In order
to qualify for the James Wolf Insurance Program, the following underwriting
guidelines must be met:
UNDERWRITING
GUIDELINES:

Have
smoke detectors in all corridors and guestrooms.

Emergency
lighting in every guestroom (the wall receptacle units by First Alert
will do nicely. They cost $9.99 per unit and can be reached at 1-800-458-1385).

Provide
breakfast on premises.

Open
for business at least 3 consecutive months during the year.

Swimming
pools are acceptable as long as there are no diving boards.
-
Annual
cleaning of wood burning chimneys.
-
Two
means of egress for guest rooms on the third story or higher.
-
Proper
winterization procedures must be adhered to for seasonal operations.
-
For
inns providing bicycles, a bike waiver will need to be signed and helmets
provided.

Building
must be sprinklered if guestrooms are on 4th floor.
Building
upgrades as follows:
-
Wiring
- modern wiring, no operable knob & tube or aluminum wiring.
-
Plumbing
- if over 40 years old, must be certified by a licensed plumbing company.
-
Heating
- if over 20 years old, must be certified by a licensed HVAC company.
-
Roof
- must have been upgraded in the last 20 years unless it is constructed
of metal, slate or tile.
An Innkeeper
or Manager must occupy every habitational building overnight where guests
are present. If not, then one of the following three criteria must be met:
1) 100% Sprinklered Building.
(2) Smoke alarms in all
bedrooms and hallways that are hardwired to one of the following:
(a.) A fire department
with under a 5-minute response time to the premise either directly or via
a central station.
(b.) The overnight area of the innkeeper or manager either directly or via
a central station. The overnight area must be on site.
(c.) An outside siren that is audible by the innkeeper/manager
(3) Direct egress from
all bedrooms (maximum 2 stories) via:
(a.)
A window or door for all 1st floor bedrooms.
(b.) A window or door to a balcony or fire escape for all 2nd floor bedrooms.
